We are looking for a professional Operations Manager to coordinate and oversee our organization’s operations within the Design and Budget/Purchasing Departments. The operations manager role is to maximize construction efficiency and company profitability.
Qualifications
- Experience:
- supervisory, 2 years (Preferred)
- residential homebuilding, 5 years (Preferred)
Responsibilities
- Lead, manage, motivate and hold accountable team members within the Budget/Purchasing and Design Department
- Ensure consistency of execution of pre-construction processes and vendor performance during construction in order to produce efficient and profitable results
- Monitor construction costs; evaluate and improve product design
- Budget creation, analysis and review; Oversight of estimating/budget team and their ability to perform takeoffs and prepare timely budgets
- Solve design problems in the field
- Oversight of design team and their ability to develop new product
- Work with Production department to ensure scopes of work for each vendor are clearly understood and adhered to by vendors; monitor and manage vendor performance
- Negotiate with vendors to determine selection based on upon bid comparison in compliance with company policies and procedures
- Build and maintain effective relationships with vendors in local market
- Responsible for communication and implementation of policies and procedures
- Assure effective collaboration between Sales and Marketing and Accounting; responsible for tying all disciplines together effectively
- Ensure all operations are carried on in an appropriate, cost-effective way
- Improve operational management systems, processes and best practices
- Formulate strategic and operational objectives
Skills
- Minimum 5 years' experience with residential construction, preferably with a production builder
- Minimum 2 years' of management experience as Purchasing or Operation Manager or a similar role
- Bachelor's Degree preferably in construction management or related discipline
- Solid knowledge of residential building from contract to finish
- High level of understanding on how construction, purchasing, budgets, architecture and quality are interrelated
- Experience with builder software systems
- Project Management and/or Superintendent experience ideal
- Purchasing, estimating and budget experience a plus
